Karnataka government has launched a new B to A Khata conversion portal for property owners in Bengaluru. This portal allows citizens to convert their B-Khata sites into legal A-Khata properties easily online. The new process is only for plots of land, not for buildings. This process is carried out under the rules of the Bruhat Bengaluru Mahanagara Palike (BBMP).
This step of the government will save people from this struggle. Bengaluru currently has about 25 lakh khatas, including 17.5 lakh A-Khata and 7.5 lakh B-Khata properties.

What is BBMP account?
BBMP Account Online Transfer is an official legal document issued by the Bruhat Bengaluru Mahanagara Palike. It’s a certificate issued to property owners in Bangalore. It’s crucial for all property transactions, tax payments, and various permits.
What is B-Khata and A-Khata?
A-khata is issued to genuine properties approved by government planning bodies such as the Bangalore Development Authority (BDA), whereas B-khata, often called ‘bogus khata’, refers to properties constructed without formal government approval. A-Khata is the highest legal status for property ownership in Bengaluru
B-Khata property is one that does not meet all legal building and land rules or has incomplete documents. B-Khata indicates properties with minor deviations—such as unapproved layouts or pending conversion approvals.

How to Apply Online for B to A Khata Conversion?
STEP 1: Visit the official website bbmp.karnataka.gov.in/BtoAKhata.
STEP 2: Enter your mobile number and CAPTCHA code on the login page and click Send OTP.
STEP 3: Verify OTP to access the City Corporation portal.
STEP 4: Fill in your property details like plot number, area, and Khata type.
STEP 5: Upload required documents including Aadhaar and e-Khata.
STEP 6: Pay the ₹500 registration fee online.
STEP 7: Wait for site inspection by BBMP officials within the city corporation limits.
STEP 8: Pay 5% of the guidance value of your property online for conversion.
STEP 9: After payment, your A-Khata approval will be generated automatically.
Conversion Fee and Payment
- Rs. 500 Registration charges.
- Conversion charges under Section 95 of the Karnataka Land Revenue Act, 1964
- 5% of the guideline value under Section 45B of the Karnataka Stamp Act, 1957
- Any other applicable fees related to development or alienation
The Karnataka government described the move as the “biggest gift” to B-Khata owners. This process help to boosting transparency, and empowering citizens with secure ownership rights.
